New Process for Reporting Fallen Trees and Overgrowth on Association Property
The Association is preparing for spring clearing of lake paths, road maintenance and clearing of trees that fall on association property during storms. Please alert us to any obstructions of association roads or paths that make home or lake access difficult or dangerous. Send information and photos to Board member Justin Phillips by texting him at 646-924-5647, or send an email to jhp2121@gmail.com. He will then reach out to a contractor to remove the obstruction and leave the logs at the base of the fallen tree. If the tree is rooted within your property, it will be your responsibility to manage the logs.
Board Position Opening
The association board is shortstaffed. We would love to welcome a volunteer to join the team. Although no specific background or expertise is required for this position, it’s important that board members are comfortable using Zoom and have basic computer skills so we can communicate efficiently.
The BLPOA board meets via Zoom once every two months for about an hour, and each board member has some duties to complete between meetings. We work collaboratively to maintain and improve the association. We hope you will join this effort – please let us know if you are interested.
Roads
As we all know, the extremely harsh winter battered our roads even more than usual. As always, we must wait until after the last frost to do repair work. The association cannot afford to spend money on repairs that will be washed away.
If you believe that you must repair a section of road yourself earlier than the last frost, it is important that you do so with the agreement of your neighbors who use that part of the road, and that you use appropriate materials. Please note that you are solely responsible for the results, and that the Association cannot reimburse you for this work.
In the past the Association supplied a truckload of road material that owners could use to fill in holes that we could not otherwise afford to repair. We are currently planning to replenish the supply soon.
Membership Fee Collection
We rely on membership and road fees to keep the lake and roads in good shape. Unfortunately a number of property owners have not paid their fair share - - in some cases for years - - which has deprived the Association of thousands of dollars that would enable us to improve the condition of the lake, dam and roads. This is unfair to the majority of owners who do pay, and makes it more difficult to maintain the property we all enjoy.
Your April invoice includes annual general membership dues for 2026, as well as unpaid fees for which you were previously billed. These include late fees, charged at $1 per day for overdue payments. Late fees continue to accrue until you have paid off your entire overdue invoice balance. If you have set up a payment plan, you will not be charged for late fees as long as you continue to pay according to your plan.
Starting June 1st, owners who have consistently failed to pay dues will be receiving notices, followed by legal action to recover outstanding dues, late fees, interest, and legal and court filing fees. If you are behind on dues and you would like to set up a payment plan to clear those balances, we urge you to contact us at BerkshireLakePropertyOwners@gmail.com to avoid legal action.
Lake Water Testing
In the Spring our board officer Sari Hoy will handle the collection of lake water for the annual E Coli testing. We will share the results with the community when we have them.

BLPOA Board/Contacts
Agassi Nakhapetian
The association VP will be serving as the president until one is nominated and elected.
Rebecca Klein was voted in as the treasurer and approved unanimously.
Sari Hoy was voted in as the Clerk and approved unanimously.
Justin Phillips has been an officer of the board and will serve as a Vice President while Agassi is serving as the president.
Melinda Roth was voted in as a board officer and approved unanimously.
The newly elected officers have fully assumed their roles as of the start of this year.
